AI automation for real estate answers buyer and tenant enquiries and reads leases and contracts. On a 70-point test of running without an engineer, inbox and document work, fit with real estate systems, vendor and tenant data, time to first build, published price and property proof, MRI Software scores highest at 58, ahead of Aivy on 57 and Revium on 54.
Property groups and recruiters are the businesses that keep converting hardest for Hourglass AI. Its sweet spot is about 20 or more office workers. That's the point where the boss can't hold the whole company in their head anymore.

1. MRI Software
- Best for
- Property management businesses on Property Tree, or moving to it, that want an AI assistant inside the system they already run
- Location
- Sydney
MRI's Property Tree is trust-compliant property management software, and its AI Assistant answers routine portal enquiries and common tenant questions and sets up in 30 minutes. Its AI for real estate work covers extracting data from leases, contracts and legal documents. Property Tree starts from $130 a month ex GST per 100 properties, with the AI tier quoted on request.
McGrath Canterbury-Bankstown gained 300 new customers a year on Property Tree, and Rhodes Realty, Crown Group and Ristic Real Estate are named clients on the same page.
- Strongest on: works with your systems, with full marks, level with Aivy. Its 9 on property proof is one point behind Revium, Rex AI and Reapit.
- Loses on: vendor and tenant data, 3. The pages read state no storage location, and its no-training line covers only data read through Google Workspace.
30 minutes. Zero pressure.
Bring Hourglass AI the inbox that eats your week
Tenant enquiries, vendor emails, lease and contract paperwork, the rental application pile. Tell us which one costs your office the most hours. In 30 minutes we check whether an AI build pays back for an agency your size, what we would build first, and how its cost compares with the prices on this page. If the numbers don't work, we'll tell you.
We reply the same day. Your data stays on your own servers and accounts, and every email the AI drafts waits for someone in your office to send it.
Book a 30-minute call2. Aivy
- Best for
- Sales and property management agencies of around 20 agents on PropertyMe, Console, Box+Dice or AgentBox that want workflows built around the CRM they keep
- Location
- Kensington, Melbourne
Aivy builds the automation and integrates it alongside PropertyMe, Console, Box+Dice, AgentBox and MyDesktop rather than replacing the CRM. It qualifies buyer and tenant enquiries from realestate.com.au and Domain, and its document work extracts Section 32s, sales contracts, leases and rental applications.
Builds run on Australian-hosted infrastructure, and its privacy policy says client data does not train AI models. The first agency workflow is live in 4 to 6 weeks, and most clients pay in the low five-figure range for a pilot.
- Strongest on: works with your systems, with full marks, level with MRI Software. It also has full marks on vendor and tenant data, level with Rex AI, Hourglass AI and Reapit.
- Loses on: property proof, 0. No real estate client is named on the pages read.
3. Revium
- Best for
- Larger property groups and real estate member bodies that want an AI chatbot or search built on their own content by an onshore, ISO 27001 certified firm
- Location
- Cremorne, Melbourne
Revium designs, builds and deploys production AI with the client's team and embeds it in the systems a business already runs rather than replacing them. Its in-house chatbot responds to customer enquiries, and it ingests websites, PDFs and Word documents to answer from. All development and deployment happens in Australia, and the firm is ISO 27001 certified. Its AI Kickstart programme costs $7,820 ex GST and says it delivers results within four weeks.
For the Real Estate Institute of Victoria it built an AI search and chatbot that logged 7,500 conversations in the first three months. Its other property work is websites: 15 project websites in three months for Cedar Woods Properties, and sites for Jinding Developments.
- Strongest on: property proof, with full marks, level with Rex AI and Reapit. It also has full marks on inbox and document work, level with nine others.
- Loses on: works with your systems, 3. No real estate system and no email or office suite is named on the pages read.
4. Rex AI
- Best for
- Agencies on the Rex CRM, or moving to it, that want AI drafting and multi-step actions inside the CRM
Rex AI sits inside the Rex real estate CRM. One prompt can create the buyer, log the offer and draft the email to the vendor, and every email is held for review before it sends. Its sub-processor register lists Australian storage for business intelligence data and says data in the AI context window is never used for model training.
Stockdale & Leggo saves 9.5 hours per agent per week, and the same case study says the office was onboarded by lunchtime. Presence Real Estate saves 25 hours a week.
- Strongest on: property proof, with full marks, level with Revium and Reapit. It also has full marks on vendor and tenant data, level with Aivy, Hourglass AI and Reapit.
- Loses on: published price, 0. Its pricing page asks agencies to request a quote.
5. AI Compass
- Best for
- Small agencies that want one managed AI agent at a fixed setup fee and a monthly price
- Location
- Sunshine Coast, Queensland
AI Compass builds and manages the agents and handles all maintenance and updates. For real estate it names open home follow-ups and rental application processing, and its agents route enquiries and update the CRM. A Starter agent costs $5,000 to set up and then $697 a month ex GST, and typically goes live within three to four weeks.
Its privacy policy follows the Australian Privacy Principles in the Privacy Act 1988. Brokers for QLD and Kawana Chamber of Commerce are named clients running its agents.
- Strongest on: published price, with full marks, level with Hourglass AI, Loudachris and AIssie.
- Loses on: property proof, 0. Its named clients are not real estate or property businesses.
6. Hourglass AI
- Best for
- Australian property groups and agencies of 10 to 100 people with no engineer on staff, whose bottleneck is the inbox and the knowledge spread across the team
- Location
- Sydney and Melbourne
Hourglass AI builds and maintains the AI for Australian companies of 10 to 100 people, so the business needs no engineer of its own. When models change or things break, fixing them is Hourglass' job. Its Company AI Brain takes in the email, files, meeting notes, CRM and other systems a business already runs. It turns them into one source of truth, hosted on the client's own server. Most clients find information 60 to 80% faster within 30 days.
Its AI Inbox reads, sorts and prioritises every email overnight and pre-drafts the replies in each person's own voice. It never sends or deletes on its own. The same brain powers document processing and pre-meeting briefs. Client data stays on the client's own servers and accounts, is not used to train third-party AI models, and is handled under the Privacy Act 1988.
A first build is live in one to two weeks, at $5,000 to $25,000, with maintenance at about $1,000 a month. Its September 2026 update counts seven clients on monthly retainers, and it is hiring a full-time engineer in Melbourne to start on property and finance work.
Co-founder Michael Batko spent eight years leading Startmate, which backed 228 companies with first cheques in that time. One Hourglass agent now scores 100% at filing information in the right place. It was measured at 62% right, then given a test to pass, co-founder Finlay Ekins reported in September 2026.
- Strongest on: runs without an engineer, vendor and tenant data, time to first build and published price, with full marks on all four, 40 of 40 points.
7. Loudachris
- Best for
- Property managers who want tenant email triage and lease renewals built and run by one specialist at a published price
- Location
- Adelaide
Chris Lourenco builds the chatbots and workflow automations himself, then monitors and maintains them. His property management build reads every tenant email, classifies it and drafts a reply for a person to send. He integrates with Rex, Agentbox, PropertyTree and Console. Most agencies go live in two to three weeks.
Workflow automation costs $2,500 to $15,000, plus $500 to $2,000 a month for management, and the AI audit runs from free to $1,500.
- Strongest on: published price, with full marks, level with AI Compass, Hourglass AI and AIssie. It also has full marks on time to first build, level with seven others.
- Loses on: property proof, 0. Its real estate example is labelled illustrative, not a specific client.
8. AIssie
- Best for
- Small agencies that want a 24/7 voice and chat receptionist answering buyer, tenant and vendor calls, set up without a project
- Location
- Perth
AIssie answers calls and replies on SMS, website chat and social channels, and for agencies it qualifies the enquiry and books inspections and appraisals into the calendar. Most agencies are running it within a few days, voice plans start at $99 a month, and a free trial needs no credit card. Its security page says customer content is never used to train general AI models. In an article AIssie supplied to Atomic Agents, it says the assistant can be trained on a business's own PDFs and files and answers only from the facts provided.
- Strongest on: published price, with full marks, level with AI Compass, Hourglass AI and Loudachris. It also has full marks on time to first build, level with seven others, and on inbox and document work, level with nine others.
- Loses on: property proof, 0. Its named clients are in freight, retail and hospitality.
9. Reapit
- Best for
- Agencies replacing their CRM and property management system with one platform, with AML/CTF identity checks in the same place
Reapit is a real estate CRM and property management platform. Its AI automation sends automatic responses to every sales enquiry, classifies enquiries by intent and summarises referee answers. Reapit Verify is its end-to-end AML/CTF solution, for the identity checks real estate professionals must run under AUSTRAC's reforms, which apply to them from 1 July 2026.
McGrath North Lakes grew from 70 to 1,500 properties under management on Reapit. Stone Real Estate Illawarra, Matthews Real Estate and Ray White Whitsunday have case studies on the same page. Reapit told Real Estate Today that its AI assistant runs within each customer's private, secure data environment, and that no customer data is shared across businesses.
- Strongest on: property proof, with full marks, level with Revium and Rex AI. It also has full marks on vendor and tenant data, level with Aivy, Rex AI and Hourglass AI.
- Loses on: time to first build and published price, 0 each. Neither appears on the pages read.
10. PropertyMe
- Best for
- Residential property management agencies that want AI replies and invoice reading inside their property management platform
Reply with AiMe drafts replies inside the PropertyMe inbox for a property manager to review and approve. Bills AI reads a supplier invoice and pulls out the amounts, and the platform automates rent reviews, inspections and arrears. The Advanced plan with Reply with AiMe is $215 a month incl GST per 100 properties.
Coronis Group reports an 80% property manager retention rate on PropertyMe.
- Strongest on: property proof, at 9, level with MRI Software and one point behind Revium, Rex AI and Reapit.
- Loses on: time to first build, 0. No go-live time appears on the pages read.
11. Ential
- Best for
- Owner-led companies turning over $1M to $50M that want an assessment first, then a build across the tools they already use
- Location
- Brisbane
Ential designs, builds and deploys custom automation systems and provides ongoing support, with build and implementation in weeks 2 to 8. Its Brisbane page describes, as a sample, a New Farm real estate office where every enquiry gets a tailored reply and a booked inspection inside four minutes. Ential also states Australian hosting. A free assessment comes first, then an A$7,500 AI Operations Deep Dive.
- Strongest on: inbox and document work, with full marks, level with nine others.
- Loses on: works with your systems, 6. No real estate system is named on the pages read.
12. Osher Digital
- Best for
- Property service firms, such as inspection and compliance businesses, that want a custom build at a fixed price with Australian hosting
- Location
- Brisbane
Osher Digital designs and implements custom AI agents and maintains what it builds. For an ACT property inspection company it used OCR bots to extract data from government PDFs and projected more than 8,000 hours a year saved. Custom builds start from $15,000 plus GST at a fixed price, and client data is hosted in Australian data centre regions.
- Strongest on: inbox and document work, with full marks, level with nine others.
- Loses on: time to first build, 0. No go-live time appears on the pages read.
13. SimplyAI
- Best for
- Large property groups on Microsoft that want robotic process automation and digital assistants for finance work
- Location
- Sydney
SimplyAI helped Frasers Property Australia build Arya, a digital assistant that ran the monthly BAS preparation for its tax team. It builds solutions, integrates AI with a Microsoft environment and runs support and maintenance.
- Strongest on: runs without an engineer, at 7.
- Loses on: time to first build and published price, 0 each. Neither appears on the pages read.
How they compare
The grid checks each entry's own pages and published statements against six questions an agency principal or property manager asks on the first call. The cost table then shows what each one charges. Ten of the 13 publish a price or a free starting point. Six work inside a real estate CRM or property management system, or are one.

Which option fits your office
your property management already runs on Property Tree and you want an AI Assistant that sets up in 30 minutes inside it.
you keep PropertyMe, Console, Box+Dice or AgentBox and want Section 32s, contracts and leases generated and read around that CRM.
you are a larger property group or member body that wants an AI chatbot and search over your own content, like the one it built for REIV.
you are on the Rex CRM, or choosing a CRM anyway, and want AI that logs offers and drafts vendor emails in the same screen.
you want one managed agent at a published setup fee and monthly price and can wait three to four weeks.
tenant email is the bottleneck and you want triage and lease renewal sequences built by one specialist.
missed calls are the leak and you want a voice receptionist that books inspections within days.
AML/CTF identity checks matter as much as the CRM. Reapit Verify sits in the same platform.
you manage a rent roll on it already and want AI replies in the PropertyMe inbox for a monthly fee.
you want a paid operating diagnosis before anything is built.
you run a property services firm and want a fixed-price custom build.
you are a large property group on Microsoft with finance processes to automate, as Frasers Property Australia did.
- Pick a do-it-yourself setup if your agency has fewer than about 10 people. That means Claude or ChatGPT on a business plan, or a tool from the best AI agents on the market. Below 10, most businesses DIY it, and the case for hiring an automation agency starts once the office grows past that.
What to check before you hire or buy one
The tests on this page come from the office, not the listing. Listing copy, image and video tools, software for self-managed landlords and enterprise commercial platforms were not scored.
The email draft is the simplest possible use case for AI, as Hourglass AI told the AI Down Under podcast in August 2026. People in an office get hundreds of emails every day. Many of them are a client asking the same question again. The reply is already sitting somewhere in the company's own emails and documents. The AI just has to find it and write it up.
Does it answer enquiries before a competitor does?
Speed to lead is the time between a buyer or tenant enquiry arriving and a useful reply going back. Twelve of the 13 entries read or reply to email and enquiries, and ten score full marks on inbox and document work. The difference that matters is who presses send. Rex AI, PropertyMe, Loudachris and Hourglass AI hold every reply as a draft for a person to approve, while Reapit sends automatic responses to every sales enquiry.
In the inboxes Hourglass runs, the draft never sends itself. Someone edits it, deletes it or sends it straight away. Each of those choices teaches a second agent whether the draft was any good. So the next draft is better, and a person still presses send on every one.
Does it work inside the CRM you already run?
A real estate CRM or property management system, such as Rex, Reapit, PropertyMe, Property Tree, Console or AgentBox, holds the contacts, the properties and the trust ledger. Automation that cannot read or write it creates double entry. MRI Software, PropertyMe, Rex AI and Reapit are themselves real estate systems. Aivy and Loudachris name the systems they integrate with. Hourglass AI, Revium, AI Compass, Ential, AIssie, Osher Digital and SimplyAI name no real estate system on the pages read.
Hourglass AI's August 2026 update says its prospects assume they need months of cleaning up their data before they can start. No clean-up is needed, because its AI brain learns from the mess as it is.
How soon does it pay back?
Time to first build is the gap between signing and the first workflow running on real enquiries. MRI Software says its AI Assistant sets up in 30 minutes, and AIssie says most agencies run it within a few days. Hourglass AI quotes one to two weeks, Loudachris two to three, AI Compass three to four, Revium four for its Kickstart programme and Aivy four to six. Four entries score full marks on published price: AI Compass, Hourglass AI, Loudachris and AIssie. Rex AI, Reapit and SimplyAI publish no price on the pages read.
Start with one narrow, valuable use case and get it live, rather than trying to boil the ocean. If AI doesn't make that job easier, change the approach.
Where does vendor and tenant data go?
Vendor, buyer and tenant records are personal information under the Privacy Act 1988. So ask two things: where is the data stored, and does it train anyone's model? Aivy, Rex AI and Hourglass AI each state where client data is kept and that it is not used to train AI models. Reapit told Real Estate Today that its AI runs within each customer's private data environment and shares no customer data across businesses. All four score full marks on vendor and tenant data. PropertyMe's privacy policy says collected information may be used to train, develop and improve models. MRI Software states no storage location on the pages read.
Security is the question buyers ask most. By Hourglass' own count, it came up in 19 separate sales calls in August 2026. The answer to listen for is a plain one: the data stays on your own infrastructure.
How this list is ranked
- Runs without an engineer, 10 points. Points for building, implementing, configuring or onboarding the system for the client, for maintaining or supporting it after launch, and for naming small or mid-sized businesses, independent agencies or property managers as who it serves.
- Inbox and document work, 10 points. Points for reading, sorting or drafting replies to email or enquiries, for reading or extracting information from documents, and for naming a real estate document or workflow it handles, such as a contract of sale, lease, appraisal, rental enquiry or maintenance request.
- Works with your systems, 10 points. Points for naming a real estate CRM or property management system it works inside, or being one, for naming Outlook, Microsoft 365, Gmail or Google Workspace, and for stating that it works alongside existing systems rather than replacing them.
- Vendor and tenant data, 10 points. Points for stating where client data is stored or processed, for stating that client data does not train AI models, and for naming the Privacy Act, AML/CTF, AUSTRAC or a security certification such as ISO 27001 or SOC 2.
- Time to first build, 10 points. Points for a published time to first build or go-live, with more if it is four weeks or less.
- Published price, 10 points. Points for an entry, trial, audit or diagnostic price, with a free tier or trial counting, for a build or licence price, and for an ongoing price.
- Property proof, 10 points. Points per named real estate or property client with a number, up to 6, and per named client without a number or anonymised client with one, up to 10 in all.
Total score out of 70. Scored 1 October 2026.
Each test is scored 0 to 10 against fixed point values, and the seven tests count equally. The scores come from each entry's own website and its public press, podcasts, newsletters and published case studies, read on 1 October 2026. Scores are floors: a claim on a page that was not read does not count. Where a line on an entry's own page or in its published statements was ambiguous, the entry got the points. Ties break on property proof, then inbox and document work. An entry is ranked only if it can be verified, through a registered business or named people on its own site, and shows at least one named client or checkable result.
Five of the tests split their 10 points the same way, in the order the list above gives them: 4 for the first part and 3 each for the other two. They are runs without an engineer, inbox and document work, works with your systems, vendor and tenant data, and published price. Time to first build scores 6 for a published time and 4 more if it is four weeks or less. Property proof scores 3 per named real estate or property client with a number, up to 6, and 2 per named client without a number or anonymised client with one, up to 10 in all.
Hourglass AI, which publishes this list, scores 53 and ranks sixth, level on points with AI Compass, which wins the tie on inbox and document work. Without the four tests where Hourglass AI has full marks, running without an engineer, vendor and tenant data, time to first build and published price, MRI Software would still be first on 29, ahead of Reapit on 27 and PropertyMe on 26.
Hourglass AI loses flatly on three tests. It scores 7 against 10 on inbox and document work, where ten entries have full marks, including MRI Software and Aivy. Works with your systems is 6 against 10 for MRI Software and Aivy, and property proof is 0 against 10 for Revium, Rex AI and Reapit. No page on thehourglass.ai names a real estate system or a property document it handles. Nor does any of its founders' public newsletters, podcasts or talks. This page counts no property client result for it.
Reading press, podcasts and published articles as well as each entry's own site moved two scores. Reapit's vendor and tenant data rose from 3 to 10 on what it told Real Estate Today, which lifts it from 40 to 47. AIssie's inbox and document work rose from 7 to 10 on the article it supplied to Atomic Agents, which lifts it from 45 to 48. No other score changed, and the top seven are in the same order.

Common questions
Is there an AI tool for real estate?
Yes, and the two that score highest on this list are built around real estate software. MRI Software is number 1, with 58 out of 70 on this page's seven tests. Aivy follows close behind at 57.
MRI Software works through Property Tree and its AI Assistant. Aivy builds document automation around PropertyMe, Console, Box+Dice and AgentBox. Both score full marks on working with your systems.
How to use AI to automate business operations?
Start with the inbox and the documents. The entries that score highest on this list read enquiries, draft replies and pull facts out of leases, contracts and rental applications. They do it inside the systems the business already runs, rather than replacing them.
MRI Software and Aivy both score full marks on inbox and document work and on working with existing systems. Ten of the 13 entries score full marks on running without an engineer. That test scores the provider for setting the system up for you, supporting it after launch, and naming small or mid-sized businesses, agencies or property managers as who it serves.
